The situation was further compounded by a billboard nested atop the 2-family building, adding significant load and complicating the stabilization efforts. The first step was a comprehensive structural assessment, identifying every weakness and potential hazard, including the additional stress introduced by the billboard structure. We collaborated closely with engineers to design reinforcements that preserved the house’s charm while ensuring long-term stability. Replacing outdated beams, repairing the foundation, and upgrading load-bearing walls restored the building’s integrity, all while safely addressing the challenges posed by the billboard installation.

Next, we tackled the outdated layout and obsolete systems. We reconfigured the floor plan to maximize natural light and create open, functional living spaces. Electrical, plumbing, and HVAC systems were entirely modernized to meet current codes and enhance energy efficiency.
